Project Overview:
Princebuild was appointed by Safestore to deliver a new purpose-built self-storage facility at Fourth Way, Wembley. Procured under a Design & Build JCT contract, the project aimed to create a highquality, environmentally conscious building within a highly constrained urban site. The scheme targeted a BREEAM ‘Very Good’ rating but ultimately achieved ‘Excellent’, reflecting the project team’s commitment to sustainability and innovation. The completed facility provides Safestore with a unique, flagship asset within their portfolio, supporting both operational efficiency and environmental performance.
Scope of Works:
The project comprised the full construction of a new self-storage facility, including:
- Full civil engineering works, carried out in line with UXO restrictions
- CFA piling and structural steel frame installation
- External envelope including cladding and curtain walling
- Installation of a irrigated green wall system
- Photovoltaic panels and electric vehicle charging infrastructure
- Construction of a full mezzanine level and lift installation
- Complete internal fit-out of the storage facility
- Full mechanical and electrical installation
- Delivery in line with CCS and BREEAM ‘Excellent’ requirements
- Due to the site constraints, which saw the building footprint occupy approximately 97% of the available area, careful planning and coordination were critical. Daily briefings, permit systems and collaborative working ensured safe and efficient progress on site.
Summary:
The Safestore Wembley project presented a number of challenges, including challenging site logistics, design changes and planning constraints. Through proactive management, strong collaboration and effective problemsolving, the team successfully mitigated these risks and maintained programme momentum. Innovative solutions, such as sourcing additional local space for material storage through engagement with nearby businesses, ensured site operations could continue efficiently. The project also delivered meaningful social value through the use of local labour and material donations to community initiatives. client expectations. The completed facility achieved a BREEAM ‘Excellent’ rating, delivering lower operational costs through energy-efficient systems and enhanced biodiversity through green infrastructure.
