Project Overview
Princebuild was appointed by Morrisons to deliver a full internal fit-out of their new store at WMS Cranbrook. The building shell was already constructed, however, the complete internal and external fit-out package remained.
Due to significantly reduced timescales and a compressed pre-construction period, Morrisons required a trusted Principal Contractor with the capability, resource and experience to mobilise quickly and deliver at pace. From appointment to store opening, the entire programme was delivered in just 13 weeks, ensuring the store opened ahead of the critical Christmas trading period.
The project achieved a BREEAM Very Good rating and incorporated several sustainable technologies, including roof-mounted solar panels, electric vehicle charging infrastructure and an energy-efficient heat pump system.
Scope of Work
The scope comprised a comprehensive store fit-out and associated external works, including:
Internal Works
• Full refrigeration installation
• Mechanical and electrical services installation
• Structural works
• Ceilings and partitioning
• Floor finishes including terrazzo
• Bespoke joinery
• Direct works and cosmetics
• Installation of additional means of escape
• Internal and external signage
External & Infrastructure Works
• Construction and fit-out of plant room
• Installation of roof-mounted solar panels
• Electric vehicle charging area
• Landscaping and groundworks
• External finishes and cosmetics
A key programme challenge arose when the packaged plant room was unavailable within the required timeframe. To mitigate delays, Princebuild designed and constructed a bespoke external plant room under a temporary weatherproof enclosure. This proactive solution enabled the mechanical and electrical programme to progress without impacting the overall completion date.
Challenges & Solutions
The project faced a compressed programme ahead of the pre-Christmas store opening. Through detailed phasing, extended working hours, accelerated sequencing and close coordination with the supply chain, the team successfully maintained momentum and met the deadline.
Heavy rainfall also posed a risk of water ingress, particularly around the external plant room. Additional protective measures were implemented to safeguard the building and ensure continuity of works.
Strong leadership and proactive planning ensured the project remained on track throughout.
Sustainability
The scheme incorporated solar photovoltaic panels, electric vehicle charging points and a heat pump system, achieving a BREEAM Very Good rating. These measures support reduced carbon emissions and long-term operational efficiency for the client.
Summary
The WMS Cranbrook Morrisons store fit-out was successfully completed on time and to an exceptionally high standard, despite a heavily condensed programme and challenging weather conditions.
Through robust planning, extended working hours, innovative problem-solving and a highly coordinated delivery team, Princebuild met the client’s ambitious opening deadline while achieving sustainability targets.
The project was handed over successfully, receiving positive feedback from both the client and the local community. It stands as a strong example of Princebuild’s ability to deliver complex retail fit-out schemes at pace, without compromising on quality, safety or environmental performance.
