Princebuild is proud to continue strengthening our working relationship with Hammerson, delivering more than £10 million of work across multiple flagship shopping destinations including Brent Cross, Bullring, Grand Central and The Oracle.

Our partnership has seen us successfully complete projects across three to four major centres, with further schemes now underway and more starting soon.

The Oracle

At The Oracle, we completed the House of Fraser strip out and sub-division in 2025, transforming the former department store into a reconfigured space ready for future tenants.

We are currently delivering two significant projects on site:

Landlord enabling works for a new store, including strip out of the former Topshop unit, removal of a structural steel column supported by extensive Category 3 temporary propping, installation of new steelwork and fire compartmentation works.
Full strip out of the former Debenhams unit, taking the space back to shell condition across five floors. This includes escalator removals while carefully maintaining operation of the passenger lifts, which have been repurposed to serve the mall and car park levels.

Brent Cross

During 2025, we successfully delivered three major projects at Brent Cross:

District Food Court redevelopment.
Landlord enabling works to amalgamate two units for the new JD store. This involved stripping both units back to shell, demolishing dividing partitions, linking separate mezzanine structures, forming new mezzanine slab openings and adapting MEP services to suit the incoming tenant’s requirements.
Landlord enabling works for the new Ralph Lauren unit, including strip out, asbestos removal and partial fit out works such as wall linings and new sales floor and changing room partitions.

Grand Central

We are commencing a new project this month at Grand Central to undertake structural interventions addressing RAAC concrete defects. In recent years, Princebuild has also delivered schemes at both Grand Central Station and Central Shopping Centre.

Looking ahead

In addition to our current works at The Oracle, we have a new project starting at Bullring / New Street Station within the next four to eight weeks.

Our continued collaboration with Hammerson reflects a shared commitment to quality, programme certainty and delivering complex landlord enabling and structural projects within live retail environments.
