White box works to eight retail units

Project: White box works to eight retail units
Value: £650,000
Duration: 12 weeks
Client: The Grafton
Completed: October 2019
The Grafton centre is a popular shopping and leisure destination in Cambridge which has been completely re-imagined thanks to a £28.5 million pound investment.

The work has included improvements to entrances, improvements to the shopping environment, expansion of the casual dining offer and the reconfiguration of retail space.

As part of this work Princebuild were tasked with stripping out and refurbishing five vacant retail units and dividing another large retail unit in three smaller units.

Seven of the eight units were handed over as ‘white boxes’ ready to be transformed by the incoming retailers.

The works commenced with stripping out all existing fittings and decorations. Following this new wall linings were completed as well as new lighting, air conditioning and sprinkler systems. The WC’s were overhauled and the interior was completed with new flooring and a full re-decoration.

The large unit which was separated required additional work, not only installing new partition walls but also the installation of new below ground drainage.

All units were completed with new shop fronts and doors ready to be let to new occupants.
The units were quickly filled with a variety of retailers including a gift shop, a travel agents, show shop, bakery and chocolate shop. One of the newly divided units was even used for painting the cows for the ‘Cows about Cambridge’ project!

Whilst onsite, we were approached by the centre at short notice to install new water, drainage and electric feeds ready for an incoming restaurant. They had been struggling with other contractors to execute the works and were at risk of losing the tenant. Princebuild were able to turn the works around in a week, just in time for the restaurant fit out to commence.
