Project Overview
Princebuild was appointed by Workman / Hammerson to deliver the full strip-out and enabling works to the former House of Fraser (HoF) retail unit at The Oracle Shopping Centre in Reading.
This high-profile scheme involved extensive demolition, structural and M&E works to prepare the unit for a new incoming tenant fit-out. With The Oracle being a flagship retail and leisure destination in the region, the refurbishment of this major anchor unit was key to enhancing the overall offering at the centre and driving future footfall.
Scope of Work
The works delivered by Princebuild covered an extensive range of activities, including:
- Complete soft strip-out of the former House of Fraser store back to shell condition across four floors.
- Structural infills to previous escalator voids to maximise lettable floor area.
- Demolition and removal of all redundant rooftop plant and equipment.
- Installation of 2 new goods lifts and 2 new passenger lifts to enhance logistics and public access.
- Creation of new back-of-house landlord areas, including the installation of high-spec finishes for durability and functionality.
- Resurfacing of the rooftop carpark to improve user experience and safety.
- Construction of new substation and transformer rooms to support the updated electrical infrastructure.
- New riser formations throughout the building.
- Extensive weatherproofing to the existing roof.
- Full M&E installations to landlord areas, incorporating energy-efficient lighting, pumps, and drainage systems designed with environmental impact in mind.
One major challenge was the high-water table beneath the slab, caused by the nearby river, which led to persistent flooding during lift pit excavation. Using previous experience and working with their civils contractor, Princebuild implemented a temporary water pinning system, allowing construction and waterproofing to proceed without delay.
Another issue arose when the local energy provider couldn’t deliver a transformer on time, risking a six-month delay. Princebuild swiftly sourced a compliant temporary solution via a trusted M&E contractor, ensuring the project remained on schedule for tenant handover.
