This project is the first that Princebuild have undertaken for the progressive retail asset management company Realm. The London Designer outlet at Wembley Park is one of several retail centres in their portfolio and Princebuild successfully tendered for the work to extend the floor space for the Asian inspired restaurant chain Wagamamas.
The design and build project required significant works to the vacant retail unit next to the existing Wagamama’s restaurant to increase the restaurant’s floor space by 325 square metres. This commenced with some demolition work to open up the space and allow for the installation of a specialist Kawneer shop front to be fitted and for the construction of a new service corridor.
An extension was added to the existing mezzanine to further expand the floor space to the restaurants specifications and a HVAC plenum was installed directly above the opening to the existing restaurant.
The project also included all mechanical and electrical services and was completed with floor screed being laid and plaster boards in place ready for the fit out of the area in line with Wagamama’s branding.
Due to the location of the unit in the middle of the shopping centre there were certain restrictions on deliveries, noise and removal of debris arising from the demolition work. As the unit was directly below a cinema and had restaurants in operation on both sides, noisy works were only permitted between 7am and 12noon, materials were to be delivered only first thing in the morning and debris removal could only take place between 7 and 10am. Another challenge was the transportation of the steelwork and glass shop front, being far too large for the service corridors permission had to be acquired the crane this into the first floor unit from the pedestrian area out of hours.
Through the use of out of hours working the limitations placed on the works were overcome and the project was completed in time to be handed over to Wagamamas for their own fit out teams.
