Overview
This landmark project, commissioned by Lakeside Centre Ltd, involved the transformation of MSU 229 and the amalgamation of 11 retail units and a section of the shopping mall into a single, unified space for a new incoming retailer..The project required meticulous planning and execution to meet the client’s vision while ensuring minimal disruption to the mall’s ongoing operations.
Scope of Works
The works comprised a wide range of activities aimed at delivering a bespoke retail space tailored to the incoming retailer’s requirements. Key elements included:
- Strip-out Works: Removal of the former shop units, reducing them to a shell-and-core state to prepare for redevelopment.
- Structural Modifications:
- Structural infill of concrete slabs following the removal of vertical access equipment.
- Installation of structural steelwork and decking to infill former atrium openings between floor levels.
- Installation of structural steelwork to support the removal of concrete slabs and the formation of service risers.
- Landlord Corridors: Formation of new corridors, including the installation of necessary services to ensure functionality.
- Utility Upgrades: Enabling works for the installation of an 800kVA substation to serve the incoming retailer.
- Fire Safety: Installation of 2-hour fire encasement to all structural steelwork to meet stringent safety standards.
- Service Diversions: Diversion of existing landlord services to accommodate the new retail space with minimal disruption.
- Drainage Systems: Installation of new above- and below-ground drainage systems to comply with retailer-specific needs.
Additionally, the relocation of one of the existing retailers posed a unique challenge. To facilitate this, a temporary store was constructed, enabling the retailer to continue operations without any downtime while their new store was built and fitted out.
