The three storey, self contained office building located in Waltham Cross is part of a modern, well maintained and tidy town centre office scheme.
Princebuild were tasked with refurbishing the building internally and externally, upgrading it for the existing tenant.
The project commenced with a full strip out to all three floors, including kitchens and toilet facilities and the removal of several layers of wall paper.
All 26 windows in the building were removed and replaced, along with the entire shop front. Some remodeling was undertaken; the open plan area was changed to accommodate two new offices with glazed partitions and some storage areas were converted to create a new disabled toilet.
All internal lighting was upgraded from T8 fluorescent tubes to flat panel LED lighting, not only improving the lighting quality within the office but also being much more energy efficient.
It was noted that the water pressure to the building was rather poor so a booster set was installed to improve the pressure for the three kitchens and six bathrooms.
Further works throughout the building included the installation of two new air conditioning cassettes, a new ceiling grid and the reinstatement of the kitchen and bathroom facilities.
Externally the old timber fascia and soffits were removed and replaced with new ones.
All flooring was removed and new carpet laid throughout and the project was completed with a full
redecoration to create a light, modern office ready for the tenants to move back into.
