Retail unit conversion at intu Uxbridge

Project: Retail unit conversion at intu Uxbridge
Value: £2,800,000
Duration: 36 weeks
Client: intu
Completed: January 2019
Intu centres are designed to be focal points of the community and intu Uxbridge is no exception, located in the London Borough of Hillingdon it provides shopping, eating and entertainment facilities all under one roof.

The design and build project involved converting part of the existing Debenhams store into four new A3 retail units.

The project required considerable demolitions works, removing the existing first floor and associated staircases. A new steel framed ground and first floor was then erected, along with separating walls for each of the four new units and installing a shop front for one of them.

Princeenergy also completed all mechanical and electrical elements of the work including:
  • Replacement of existing manual smoke ventilation system with a new electrically controlled system
  • Installation of new fire alarm system connecting into existing
  • Installation of new electrical power system, including new distribution board, lighting and unit supplies
  • Fitting gas services to new units
  • Fitting of a supply and extract ventilation system
  • Completely new sprinkler system connecting into existing
  • Connection of water supply including break tank
  • Installation of new dry riser outlets
  • Installation of new drainage pipework

  • The units were then handed over in the form of bare shells ready to fit-out.

The working area was part of the lower floor of the multi-story shopping centre and fronted directly onto Uxbridge High Street as well as being adjacent to the Debenhams store, a public house, a multi-screen cinema and other commercial premises. This placed severe restrictions on space around the site and also on when and how certain phases of the works could be completed.

Careful management of works and open communication with both the centre and other adjacent commercial residents was required to allow the project to run smoothly and to be delivered on time.

The project was registered with the Considerate Constructors Scheme and was rated to be performing beyond compliance against the schemes marking system.
