Overview
Following a devastating fire that caused significant damage to three properties in South Witham, our team undertook a comprehensive restoration project for a housing association. The goal was to restore the homes to a habitable standard while incorporating durable and practical finishes to suit the needs of the residents. The project involved extensive structural repairs, interior refurbishments, and aesthetic improvements while maintaining a cost-effective approach.

The restoration required a detailed scope of works to address fire, smoke, and water damage, ensuring the properties met modern living standards and were ready for occupation.

Scope of Work

Structural Repairs
Roofing:
Complete replacement of roofs on two of the properties.
Partial roof repairs for one property, replacing only the damaged tiles.
Walls:
Stripped back to the brick across all three properties to remove fire and smoke damage.
Installation of new internal stud walls in all three homes for structural integrity and a fresh interior layout.
Loft Insulation:
Installation of new loft insulation to improve energy efficiency.
Flooring:
Replacement of water-damaged floors in two properties due to exposure from the lack of roofs. Flooring in the third property was retained and refurbished.
Installation of new flooring throughout all three properties:
Sheet vinyl flooring in bathrooms for durability and ease of cleaning.
Carpeting in living areas and bedrooms for comfort.
Vinyl flooring in kitchens for practicality.

Interior Refurbishments
Kitchens and bathrooms: 
Installation of basic, functional kitchens and bathrooms to meet tenants’ needs.
Staircase:
A new staircase was installed in the middle property, which sustained the most fire damage.
Boiler:
A new boiler was installed in one property to replace the damaged heating system.

Doors and Windows 
Retained and cleaned the original windows, removing smoke damage to restore them to a presentable condition. 
Installed new front doors for all three properties.
Replaced doors on separate outhouses attached to the properties.

Exterior Enhancements
Installation of fascias at the front of all three properties for a fresh appearance. 
Added fencing to separate the properties’ driveways and outdoor spaces, providing privacy and clear boundaries.

Summary

This project successfully transformed three severely fire-damaged properties into safe, comfortable, and modern homes for residents. The work balanced structural integrity, energy efficiency, and cost-effectiveness. By retaining salvageable elements, such as windows and certain flooring, the project minimised waste and maintained sustainability principles.

Despite the challenges posed by extensive damage, particularly in one property, where a new staircase and floors were required, the team delivered the project efficiently and to a high standard.
